Your fire doors will be checked by trained and certified fire door inspectors from EICR CERT. Our team understands how fire doors should be built, fitted, and maintained. We know what problems to look for and how to report them in a way that makes sense to you.
Every inspector follows British Standards and legal rules. We always bring the right tools to check gaps, seals, hinges, and labels. We don’t guess. We measure and record everything carefully.

Areas We Serve

We offer fire door inspections across all areas of London. Our team is local, fast, and always ready to help.

East London

We work with new builds, flats, and offices across East London. Many buildings here are part of modern developments, which still need regular checks. We know how to work with building managers and housing associations to carry out smooth, quiet inspections.

West London

Older homes, busy shopping streets, and large commercial units are common in West London. We inspect fire doors in converted buildings, large blocks, and heritage properties. We take extra care with older doors and frames, and help you know what can be repaired or replaced.

Central London

In Central London, time matters. We carry out quick, tidy inspections in hotels, apartment complexes, and business centres. Our team works around your schedule and respects your space. You’ll get your full inspection report within 24 hours.

North London

We help property managers and landlords across North London. Whether you manage a block of flats or own a family home, we check that every fire door is fit for purpose. Our advice is easy to follow, and we’re always happy to answer questions.

South London

South London has many different property types—from shops and schools to care homes and shared housing. We inspect each door based on its use and location. Our reports clearly explain what’s safe, what needs fixing, and what to do next.

UK Fire Door Inspections

In the UK, fire door inspections are now a legal requirement for most buildings. If your property has communal areas or is used by the public, you must check your fire doors regularly.

At EICR CERT, we carry out inspections that meet all UK fire safety laws, including the Fire Safety Order 2005 and the Fire Safety (England) Regulations 2022. We stay updated with the law so you don’t have to.

We check each door carefully, take photos, and write everything in a clear report. You’ll know what’s safe, what’s not, and what to do.

Fire Door Inspections for Business and Property

Every type of property needs fire door inspections:

  • Shops and retail units
  • Offices and workspaces
  • Blocks of flats and HMOs
  • Hotels and guesthouses
  • Schools and colleges
  • Health centres and clinics

We know that every building is different. That’s why we adjust our inspection process to fit your needs. Whether you run a small café or manage a large apartment block, we give you full attention and clear results.

What Are Fire Door Inspections?

A fire door inspection is a full check of the door and all its parts to make sure it can stop fire and smoke in an emergency.

At EICR CERT, we look at:

  • The door surface and edges
  • Hinges and screws
  • Smoke seals and intumescent strips
  • Locks, closers, and handles
  • Frame and door gap
  • Fire safety labels

We make sure the door closes properly, isn’t damaged, and meets safety standards. After the check, we give you a report and let you know if any repairs are needed.

The Inspection Includes:

Door Leaf Condition

We check the main part of the door for damage, cracks, chips, or warping. If the door is broken or changed in any way, it may not stop fire or smoke.

Hinges and Fixings

We inspect each hinge to make sure it’s tight and strong. A loose or rusty hinge can stop the door from closing. We also check all screws and brackets.

Intumescent and Smoke Seals

These seals are usually hidden on the edge of the door or frame. They swell in heat to block fire and smoke. We check if they are missing, damaged, or loose.

Glazed Apertures and Vision Panels

If the fire door has a glass panel, it must be fire-rated. We check if the glass is certified and installed correctly, with the right seals and beading.

Door and Frame Gaps

The gap between the door and frame must be small and even. If it’s too wide, smoke and fire can pass through. We use gap testers to check the space on all sides.

Labelling and Certification

We look for clear markings or labels that show the fire rating, such as FD30 or FD60. If a label is missing or unclear, we record it in the report.

6-Month Fire Door Inspection

For many buildings, fire doors should be checked every 6 months. This is now advised under UK fire safety law, especially for blocks of flats or buildings with shared hallways.

EICR CERT offers flexible 6-month inspection plans. We remind you when your next check is due and help keep your records updated. This means you’re always prepared for audits or fire officer visits.

Our Services

We provide fire door inspections across different sectors:

Commercial

We help landlords, tenants, and management companies keep flats, houses, and HMOs fire-safe. Even one faulty door in a block can be a big risk.

Residential

We inspect each hinge to make sure it’s tight and strong. A loose or rusty hinge can stop the door from closing. We also check all screws and brackets.

Leisure & Hospitality

Our team inspects fire doors in hotels, cinemas, gyms, and other public places. We work around your open hours and help you pass safety checks.

Education

We inspect doors in schools, nurseries, and colleges. We check doors in classrooms, hallways, staff rooms, and more—always putting student safety first.

Medical

Hospitals, clinics, and care homes have special fire door rules. We inspect doors in wards, waiting rooms, kitchens, and escape routes with great care and attention.

Typical Safety Checks

Every fire door we inspect is checked for:

  • Hinges: strong, secure, and not rusted
  • Intumescent / Smoke Seals: in place and not damaged
  • Glazed Apertures: fire-rated glass, fitted properly
  • Door & Frame Gaps: measured carefully with tools
  • Damage-Free Surface: no warping, breaks, or holes
  • Labels: correct fire rating, visible, and complete

We also check door closers, handles, and frame strength. Nothing is skipped. We include photos in your report to make everything clear.

Accreditation, Certification & Competency

At EICR CERT, all our fire door inspectors are trained, certified, and insured. We use the latest inspection tools and follow guidance from:

  • BS 8214:2016 (Fire Door Assemblies Code of Practice)
  • Fire Safety Order 2005
  • Fire Safety (England) Regulations 2022

After each inspection, we give you a full written report and certificate of inspection. If you need help fixing any problems, we can also guide you to trusted repair services.

Frequently Asked Questions (FAQs)

The British standard for fire door inspection is BS 8214:2016, which explains how fire doors should be designed, installed, and maintained. It also covers how to inspect each part of the door, including hinges, seals, and gaps. At EICR CERT, we follow this standard in every inspection to ensure legal compliance and maximum safety.

Yes, fire doors must be checked regularly to make sure they work properly in case of a fire. In buildings with shared areas like flats, schools, hospitals, or offices, this is a legal duty under the Fire Safety (England) Regulations 2022. At EICR CERT, we help property owners meet these rules by providing professional and reliable inspections.

A standard fire door in the UK costs between £100 and £300, depending on the size, material, and fire rating. This price usually doesn’t include installation. For public or commercial buildings, you also need proper certification and maintenance. Investing in a certified fire door protects lives and avoids fines or insurance issues in case of a fire.

A 30-minute fire door rating (FD30) means the door can resist fire and smoke for at least 30 minutes. This gives people time to escape and allows firefighters to respond. FD30 doors are commonly used in homes, flats, and workplaces. Always check that the door has the right label and is installed properly for full protection.

To inspect a fire-rated door, check the door surface, hinges, seals, gaps, glass panels, and label. The door must close properly and not show signs of damage. Measurements must be accurate. It’s best to have a trained professional like EICR CERT do the inspection to ensure nothing is missed and you get a full, clear report.
