Gas Safety Certificate in London

At EICR Cert a gas safety certificate costs £75 for a property with one or two gas appliances, £85 for three appliances and £95 for four. Each additional appliance beyond four is £10. All prices include VAT.

Across London as a whole, landlords typically pay somewhere between £60 and £120 depending on the number of appliances, the borough and how quickly they need the engineer. Anything advertised far below that usually excludes the certificate itself or adds a call-out fee. For landlords, yes. The Gas Safety (Installation and Use) Regulations 1998 require every gas appliance and flue in a rented property to be checked by a Gas Safe registered engineer every 12 months. You must give your tenant a copy of the record within 28 days of the check, and give new tenants a copy before they move in. The HSE explains who needs a gas safety check in detail.

For owner-occupiers there is no legal obligation, though an annual check is strongly recommended and some insurers ask for one.

Usually 30 to 60 minutes. The time depends on how many gas appliances you have and whether the engineer can get to them easily — clearing access to the boiler, hob and meter before the visit keeps it at the shorter end. If a fault needs investigating, it can take a little longer.

Twelve months from the date of issue. You can have the next check done up to two months before it expires without losing the remaining time — the new certificate runs from the old expiry date rather than the inspection date, so there's no reason to leave it late. We send a reminder before yours is due.

The engineer records the fault against one of three classifications. ID (Immediately Dangerous) means the appliance presents an immediate risk and, with your permission, will be turned off and capped there and then. AR (At Risk) means one or more defects that could become dangerous. NCS (Not to Current Standards) means the installation doesn't meet today's standards but isn't unsafe.

It isn't a legal requirement for a sale. In practice, buyers' solicitors often ask for recent gas and electrical safety records, and having a current CP12 to hand removes a question that can otherwise delay exchange. If you've had gas work done during your ownership, the relevant Building Regulations compliance certificate matters too.
