What is a fire door certificate?
A fire door certificate is a dated report showing which fire doors were inspected, where each one is, what condition it was in on the day and what needs fixing. It isn't a certificate the law asks for by name: it's evidence that your fire doors are being checked and looked after.
Fire door certification is independent certification of how a door was designed, tested and made, shown by a label or plug on the door (BWF Fire Door Alliance (opens in a new tab)).
A fire door certificate from EICR CERT records how an installed door is performing now. We inspect and record; we don't certify door products.

Who needs a fire door certificate?
No law requires a document called a fire door certificate. But if you're responsible for fire doors in a workplace or the common parts of flats and HMOs, you must keep them in good repair, and blocks of flats above 11 metres need regular checks with a record of the steps taken to check flat entrance doors. A certificate is a simple way to show it's done.
HMO landlords
The HMO manager must keep the means of escape in good order and repair; in practice, that includes fire doors on escape routes. Your HMO licence may include fire door conditions. See our HMO fire risk assessment.
Blocks of flats
Above 11 metres: communal fire doors checked at least every 3 months, flat entrance doors at least every 12 months (best endeavours). Lower blocks: follow your communal area fire risk assessment.
Leaseholders and flat landlords
Flat entrance doors have been covered by the Fire Safety Order since 16 May 2022. The building's Responsible Person has duties for them whatever the lease says; if your lease makes you responsible for maintaining your door, you share those duties.
Shops, offices and workplaces
In a workplace under an employer's control, the employer must keep fire doors maintained; anyone else with control shares that duty to the same extent. The law sets no fixed check interval.
Official guidanceYou don't always need a specialist. Home Office guidance says routine regulation 10 checks can be done by the Responsible Person or their staff with simple instruction (GOV.UK (opens in a new tab)). A professional certificate helps when you want an independent, detailed record.
Fire door regulations: what the law requires
In England, fire door duties come from the Regulatory Reform (Fire Safety) Order 2005, extended by the Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022.
- The core duty
Fire Safety Order 2005 (opens in a new tab)
The Responsible Person must keep fire safety measures, including fire doors, in efficient working order and good repair.
- Since 16 May 2022
Fire Safety Act 2021 (opens in a new tab)
Flat entrance doors in buildings with two or more sets of domestic premises are covered.
- Since 23 January 2023
Fire Safety (England) Regulations 2022, reg. 10 (opens in a new tab)
Fire door information for residents; above 11 metres, communal fire doors checked at least every 3 months and flat entrance doors at least every 12 months (best endeavours), with a record of the steps taken.
- Since 1 October 2023
Building Safety Act 2022, s.156 (opens in a new tab)
The fire risk assessment and fire safety arrangements must be recorded in full.
Industry bodies recommend checking fire doors at least every 6 months (BWF Fire Door Alliance (opens in a new tab)). Which doors need to be fire doors, and to what standard, is a matter for your fire risk assessment. This is a plain-English summary for England, not legal advice.

FD30 and FD60 fire doors
The number is the minutes of fire resistance shown in testing: 30 for FD30, 60 for FD60. An "S", as in FD30S, means the door is also designed to restrict smoke leakage.
Your certificate records the rating we can evidence for each door, or says plainly when there's no label or paperwork. We never guess a rating.
Turn on to see FD30S and FD60S: the same doors with smoke seals.

+44 1480 776288 admin@eicrcert.co.ukIs a fire door certificate a legal requirement?
No law in England requires a document called a fire door certificate. The law does require fire doors in workplaces and in the common parts of flats and HMOs to be kept in good repair, and in blocks above 11 metres, checked at set intervals. Home Office guidance says routine checks needn't be done by a specialist. Check your HMO licence, lease or insurer for their own requirements.
How long is a fire door certificate valid?
It has no fixed expiry date, because it records the condition of your doors on the day they were inspected. The law sets fixed intervals only for blocks of flats above 11 metres; otherwise, follow your fire risk assessment. Industry bodies recommend checks at least every 6 months.
How often does the law require fire door checks?
Only regulation 10 sets fixed intervals: in blocks of flats above 11 metres, communal fire doors at least every 3 months and flat entrance doors at least every 12 months on a best-endeavours basis. For lower blocks, HMOs and workplaces, the law requires maintenance but no set interval.
Do HMOs need fire door certificates?
The law doesn't require a certificate, but HMO managers must keep the means of escape in good order and repair (in practice, that includes fire doors on escape routes), and your HMO licence may include fire door conditions. A certificate gives you a clear record for your licence file and fire risk assessment.
Do I have to give residents information about fire doors?
Yes, if your building has two or more sets of domestic premises with common parts that residents would use to escape, whatever its height. Under regulation 10 (opens in a new tab), the Responsible Person must tell new residents soon after they move in, and all residents at least once every 12 months, that fire doors should be kept shut when not in use, that self-closing devices must not be tampered with, and that any fault or damage should be reported straight away.
Who can issue a fire door certificate?
The law doesn't say who can issue one, but the person should be competent: look for relevant training and independent certification. For routine regulation 10 checks, Home Office guidance says a specialist isn't needed. Our certificates are signed by M Umar Iqbal, Operations Manager, a UK Fire Door Training approved fire door inspector.
Is a fire door certificate the same as a fire safety certificate?
No. A fire door certificate records the condition of your fire doors. Our fire safety certificate covers fire alarms and smoke detectors.
How does a fire door certificate relate to my fire risk assessment?
Your fire risk assessment decides which doors need to be fire doors and to what standard. The certificate records the condition of those doors on the day we inspect them, door by door, so your assessor and your contractor can see what was checked and what needs fixing.
What if tenants won't give access to their flat entrance door?
Keep trying, and keep records. In blocks above 11 metres, the Responsible Person must use best endeavours to check flat entrance doors at least every 12 months and record the steps taken, including access attempts. Home Office guidance says access may need to be arranged under the lease or, in some cases, by court order.
Do failed doors have to be fixed before I get my certificate?
No. Your certificate records every door's result, including any that fail, with the action needed to put it right. London Fire Brigade (opens in a new tab) advises property managers not to leave damaged fire doors in use, so arrange repairs promptly, using your own competent contractor or ours. We then re-inspect those doors at the same per-door price.
How quickly will I get my certificate?
Your certificate and report are emailed to you as a PDF within 24 hours of the inspection.
Are your prices inclusive of VAT?
Yes. Every price on this page includes VAT: £70, £60 or £50 per door, depending on how many doors we check on the same visit, with a tailored quote for more than 12 doors. Your quote shows the full cost before anything is booked.
